Attic Conversion in Metro Detroit: what to expect
Many Metro Detroit bungalows, Cape Cods and older colonials have a steep roof and an unfinished or half-finished attic that can become a bedroom, office or primary suite. It is often cheaper than an addition because the roof and foundation already exist.
Not every attic qualifies. A contractor checks headroom, the stair, whether the ceiling joists can carry floor loads, and whether a bedroom can meet emergency escape rules. Older attics may hide knob-and-tube wiring, and vermiculite insulation that should be tested for asbestos before anyone disturbs it.
Heat and comfort are the other challenge. Attic rooms get hot in summer and cold in winter unless insulation, ventilation and heating and cooling are planned together. Dormers add headroom and light but change the roof, which means more structural and weatherproofing work.

Permits and licensing in Michigan
Converting attic space into living space is a change to the structure and requires a building permit reviewed under the Michigan Residential Code. In Detroit, permits and inspections go through BSEED; elsewhere, the city or township building department (or the county or state, where they enforce) issues them.
Michigan licenses residential builders and maintenance and alteration contractors through LARA under Article 24 of the Occupational Code. A license is required for paid residential work above a threshold set by state law. Electrical, plumbing and mechanical work is done by separately licensed contractors under their own permits.
