How to find a rental in Detroit, step by step

    Set your budget

    Add up rent, utilities, parking and renter's insurance. Ask each landlord which utilities (gas, electric, water, trash) are in your name.

    Pick your areas

    Compare commutes, transit and nearby stores. Browse Detroit neighborhoods or cities across Metro Detroit.

  3. 3

    Tour in person

    Check the furnace, water heater, windows, smoke and carbon monoxide alarms and signs of leaks or pests before you apply.

  4. 4

    Check the paperwork

    In Detroit, ask for the property's rental Certificate of Compliance from the city. Read the full lease before you pay anything.

    Do a move-in checklist

    Note every existing scratch, stain and broken item in writing with photos. This protects your security deposit when you move out.

Renter resources

Know your rights as a Michigan renter

  • Security deposit limit. Michigan law says a security deposit cannot be more than 1 1/2 months' rent.
  • Getting your deposit back. If the landlord keeps any of it for damages, they must mail you a notice of damages within 30 days after you move out. Give your forwarding address in writing.
  • Detroit rental inspections. Detroit requires rental registration and a Certificate of Compliance, and tenants can ask the city's buildings department (BSEED) for an inspection.
  • Rent escrow in Detroit. Under Detroit's updated rental ordinance, tenants in homes that do not meet city requirements may be able to pay rent into an escrow program until the problems are fixed. Check current rules with the City of Detroit.
  • Fair housing. The federal Fair Housing Act bans housing discrimination because of race, color, national origin, religion, sex, familial status or disability.

  • The "landlord" says they are out of town and cannot show the home, but wants a deposit now.
  • You are asked to pay by gift card, wire transfer or cash app before you see the inside.
  • The rent is far below similar rentals nearby and the listing photos look copied.
  • No written lease, or pressure to sign the same day without reading it.
