What to check when you tour a rental house

  • Heat and hot water. Ask the age of the furnace and water heater and when they were last serviced. Michigan winters make heat the top repair to confirm.
  • Basement. Look for water stains, a musty smell or a working sump pump. Water in the basement is a common problem in older homes.
  • Roof and windows. Look for ceiling stains, drafty or broken windows and missing screens.
  • Electrical. Check that outlets work and ask about the panel. Two prong outlets and fuse boxes are signs of older wiring.
  • Safety. Working smoke alarms and carbon monoxide alarms, secure doors and locks, and no peeling paint in a home built before 1978.
  • City compliance. In Detroit, ask the owner for the rental Certificate of Compliance. Detroit homes built before 1978 also go through lead-safe checks as part of the city process.

How to rent a house in Detroit without surprises

    Confirm who owns it

    Scammers post homes they do not own. Meet at the property, see the inside and match the owner's name to the lease.

    Put repairs in writing

    If the owner promises to fix something before you move in, write it into the lease with a date.

    Know who handles what

    Lawn care, snow removal, trash, pest control, furnace filters and small repairs should all be spelled out.

    Protect your deposit

    Michigan caps a security deposit at 1 1/2 months' rent. Complete a move-in checklist with photos and keep a copy.

Browse the homes above, pick a few neighborhoods or suburbs, and tour each home in person before you apply. Ask the owner for Detroit's rental Certificate of Compliance.
It depends on the lease, but in many rental houses the tenant pays gas, electric and sometimes water. Ask for the average monthly bills before you sign.
The lease should spell out who handles what, from the furnace to lawn care and snow removal. In Detroit, owners must keep a rental properly maintained to keep its Certificate of Compliance. Get any repair promises in writing.
Some owners offer lease with option to buy or land contract deals. Have a real estate attorney review the contract, confirm the owner has clear title, and get an inspection first.
Michigan law caps a security deposit at 1 1/2 months' rent, and the landlord must mail any notice of damages within 30 days after you move out.
