Build a defensible property file and asking price

Confirm ownership, parcel, taxes, assessments, liens, permits, code issues, occupancy, leases, repairs, and material facts. Gather documents before marketing. Use current comparable evidence and qualified valuation help when needed rather than relying on an automated estimate alone.

Estimate net proceeds after mortgage payoff, taxes, title, recording, legal support, buyer concessions, repairs, marketing, and other transaction costs. An asking price, appraisal, tax assessment, and eventual market price answer different questions.

Market accurately and follow fair-housing rules

Describe the property, not the preferred buyer. Use accurate photos, features, dimensions, condition, showing instructions, and contact information. Verify statements about schools, zoning, future use, taxes, utilities, and neighborhood services before publishing them.

Fair-housing law applies to owner marketing and sale activity in covered situations. Use consistent inquiry, showing, and offer processes. Obtain qualified guidance for exemptions or obligations rather than making assumptions from a general summary.

Qualify inquiries and manage showings safely

Use a dedicated inquiry process, verify appointments, protect valuables and personal documents, and avoid showing alone when safety is uncertain. Do not provide lockbox or access codes to an unverified person. Maintain a record of showings and communications.

Ask financed buyers for appropriate lender documentation and cash buyers for verifiable funds, while protecting personal information. Do not accept overpayment, return funds, or follow altered wiring instructions. Buyer interest is not an accepted offer.

Use written agreements and a verified closing

A purchase agreement should address price, deposits, financing, inspections, appraisal, title, disclosures, included property, deadlines, default, closing, and possession. Rebuild Detroit does not supply a universal contract or determine which terms protect a specific seller.

Use qualified legal and title or closing help appropriate to the transaction. Verify wire instructions through a known contact and review the final settlement, deed, payoff, taxes, fees, keys, and possession. Keep every signed document and confirmation.
