Demolition Dumpster Rental in Metro Detroit: what to expect

Demolition debris is heavy and mixed: framing, siding, roofing, plaster, masonry, concrete and fixtures. A demolition dumpster plan usually combines larger roll-offs for bulky wood and building material with small heavy-debris containers for concrete and brick. Detached garages, sheds, decks, porches and interior gut jobs are common Metro Detroit projects.

Many older structures here contain lead-based paint and asbestos-containing materials such as roofing, siding, flooring and pipe insulation. Those should be identified before demolition, not discovered in the container. The demolition itself usually needs a permit, and utilities must be disconnected first. For the tear-down work, see garage demolition or interior demolition.

What a proper job includes

  • Container plan by debris type and project stage
  • Heavy-debris containers for concrete and masonry
  • Scheduled swap-outs to keep the site clear
  • A weight allowance and overage rate in writing
  • Placement with safe truck access on the site
  • Disposal at a licensed facility, with receipts on request

What drives the price

  • Structure size and material type
  • Split between bulky and heavy debris
  • Number of containers and swap-outs
  • Rental length and project schedule
  • Placement space and street permit needs
  • Asbestos or other restricted materials

Permits and disposal rules

A container parked on your own driveway or yard usually does not need a right-of-way permit, but some cities, townships and HOAs set their own rules, so check before delivery. Placing it in the street, on the berm or elsewhere in the public right-of-way needs a permit. In Detroit, the City's residential solid waste guidelines say roll-off containers must be placed on your property and that street or berm placement requires a DPW permit; dumpster permits are among the right-of-way permits handled by the DPW City Engineering Division. Elsewhere, ask your city or township and confirm who pulls the permit.

Demolition usually needs a permit from the local building department (BSEED in Detroit). Michigan EGLE's asbestos NESHAP fact sheet requires an inspection and notice to EGLE at least ten working days before regulated demolitions; privately owned homes with four or fewer units are generally exempt, but asbestos materials still need proper handling, so inspect first.

How to compare quotes

  1. Ask for a container plan that separates heavy and bulky debris.
  2. Compare tonnage, overage rate and swap-out pricing.
  3. Confirm the demolition permit and utility disconnects are handled.
  4. Have suspect asbestos materials inspected before demolition.
  5. Ask for disposal receipts if your lender or city requires them.

Common questions

Demolition Dumpster Rental FAQ

Usually yes. Check with the local building department (BSEED in Detroit), and have gas, electric and water disconnected before work starts.
No. Asbestos-containing material has its own handling and disposal rules. Have it inspected and removed by accredited professionals first.
It depends on size, materials and the slab. Many projects use one larger container for the structure and a small one for concrete.
Either can. Many demolition contractors include containers in their quote, so confirm before you order one yourself and agree on who pays overage.
