Skim Coating in Metro Detroit: what to expect
Skim coating applies thin coats of joint compound or veneer plaster over a whole wall or ceiling to make it flat and smooth. It is used to fix walls damaged by wallpaper removal, to smooth textured walls, to hide patchwork on old plaster, and to reach a high finish for glossy paint or strong light.
Prep matters most. Loose paint and plaster must be fixed, and torn drywall paper must be sealed so it does not bubble. In pre-1978 homes, sanding painted surfaces may disturb lead, and textured finishes may contain asbestos, so test before sanding. Permits and licensing in Michigan
Skim coating is finish work and does not usually need a building permit. In homes built before 1978, cutting, sanding or removing painted drywall or plaster beyond EPA's minor repair limit (6 square feet per room inside) requires an EPA lead-safe certified firm under the Renovation, Repair and Painting rule. If testing finds asbestos in an existing texture, removal must be handled by a contractor licensed through the MIOSHA Asbestos Program.
