Metro Detroit has a lot of older wood frame and brick homes with full basements, so most teardowns include breaking out the foundation, filling the hole with clean fill and grading the lot.
The machine work often takes a day or two. The planning takes longer: a permit, gas and electric disconnects, water and sewer capped, an asbestos inspection, and a disposal plan. Permits and licensing in Michigan
Michigan's building code requires a permit for demolition, issued by the local building department. In Detroit, BSEED issues the wrecking permit and licenses wrecking contractors, and DWSD must issue a Demolition Water Clearance before BSEED will issue the permit. Gas and electric service must be disconnected by the utility first. If the job involves digging, the contractor must notify MISS DIG 811 at least three business days in advance.
Paid residential work above a threshold set by state law requires a LARA license.
