What a lender will ask for when you apply
- Six details make a formal application. Per the CFPB, those are your name, income, Social Security number, the property address, an estimate of its value and the loan amount. Share your SSN only with the lender you choose, never on a matching form.
- Proof of income. Recent pay stubs and W-2s, or tax returns and bank statements if you are self-employed.
- Assets for the down payment and closing costs. Bank and retirement statements, plus a gift letter if family is helping.
- Debts. Car loans, student loans and credit cards. The lender weighs your monthly debts against your income.
- For a refinance or HELOC. Your current mortgage statement, homeowners insurance and property tax bill.
- For an investor loan. Leases or a rent estimate, and your experience with rentals or rehabs.
Before you sign with any lender
- Check the license. Look up the company and the loan officer on NMLS Consumer Access. Michigan's Department of Insurance and Financial Services licenses mortgage brokers, lenders and servicers and has a licensee locator.
- Compare the Loan Estimate, not an ad. By federal rule, a rate in an ad must be shown as an annual percentage rate. The Loan Estimate shows the rate, APR, closing costs and cash to close for your actual loan.
- Shop inside a short window. The CFPB says multiple mortgage credit checks within 45 days are recorded as a single inquiry, so comparing lenders does not multiply the hit to your score.
- Walk away from pressure. Be cautious with anyone who pushes you to commit or pay before you have a Loan Estimate in hand, or who asks you to sign blank or incomplete papers.
