What you need to open a title order

Only the property address, transaction type and your contact details are required. Everything else helps the title team move faster.

  • Property address, and the parcel or tax ID if you have it from the tax bill or listing.
  • Type of transaction: purchase, cash purchase, refinance, sale, home equity loan or deed transfer.
  • Names of the buyers and sellers exactly as they will appear on the deed or loan.
  • Lender and loan officer, if there is a mortgage. Compare mortgage lenders in Detroit if you are still shopping.
  • Agents and attorney, if you have them, so the title team can send the commitment to the right people.
  • Target closing date, so the search can be scheduled with enough time.

Which title order is right for you?

Buying with a mortgage: your lender will require a lender's title policy. Most buyers also add an owner's policy to protect their own equity.

Cash purchase: no lender policy is needed, but an owner's policy is still the main protection against old liens and ownership claims.

Refinance or home equity loan: the new lender usually requires a new lender's policy. Choose "Refinance" or "Home equity loan or HELOC".

Selling: sellers can open the order so the payoff letters and settlement statement are ready early.

Family or estate transfer: choose "Deed transfer" and add a note. You may also need deed preparation or a probate attorney.

Title order questions

Opening the order online is free. Title insurance premiums and closing fees are quoted by the title company handling your order and are paid at closing.
Your order goes to the title company that sponsors title services on Rebuild Detroit, a title partner, or our in-house title team. The confirmation email tells you who has it.
Yes. Choose your role in step two and add the buyer and seller names. The confirmation and updates go to the email you enter.
Use the link in your confirmation email, or enter your order number and email on the order status page.
Your order is shared only with the title professional handling it. Status is shown only to someone who has both the order number and the email on the order.
