How is my home's value worked out?
From the records first: this house's own MLS record, the recorded sales of the same kind of house within about a mile and in its ZIP code (each adjusted to today by the county's price index, nearer and newer sales counting more), the assessed and taxable values and the Census. Each record has a weight, the weights of the ones we do not hold are spread over the rest, and the result assumes a house in typical condition for its age. You see every line.
How close is the estimate?
The range shows it: about 6% either way when this house has an MLS record and there are sales of its kind nearby, up to 20% when only the Census speaks for the area. Telling us the condition room by room narrows it.
Do you use Zillow or Redfin estimates?
No. Our number comes from public records and our own data: the parcel registry, MLS listing data, county assessing, recorded sales, building permits and the Census.
