The houses

What St. Clair County houses are like

The Census puts the median home in St. Clair County at $224,600.

The median house was built in 1975, and 26% of the 72,799 homes here date from 1980 to 1999. Houses from those years are usually sound, but many are due for a roof, a furnace and an air conditioner.

43% of owners have no mortgage, so a cash price goes to them less closing costs and any taxes owed.

7% of homes stand vacant, by the Census count.

The median property tax bill is $2,562 a year; it is split at closing by the days each side owned the house.

The local rules

Selling a house in St. Clair County, by the rules here

Behind on property taxes

  1. March 1, 2026 2025 taxes still unpaid go to the St. Clair County Treasurer as delinquent, with a 4% fee and 1% a month interest.
  2. March 1, 2027 The house forfeits to the St. Clair County Treasurer: a $175 fee is added and the interest grows by half a percent a month.
  3. March 31, 2028 The last day to pay. After a circuit court judgment, the St. Clair County Treasurer takes title and the house goes to auction that summer or fall.

A sale before the last day pays the taxes at closing, and what is left is yours. A former owner can claim what a foreclosure sale brings above the taxes owed by filing Form 5743 with the St. Clair County Treasurer by the July 1 after the foreclosure.

Questions

Selling a house for cash in St. Clair County

How much would Rebuild Detroit pay for a St. Clair County house?

Our offer starts from what the house would sell for fixed up, less the repairs, and never above what listing it would leave you. On a St. Clair County house worth $224,600 fixed up that needs a new roof and a furnace, that is about $117,000. Type your own address for your own offer; it holds 95% of the time when the condition you give is accurate.

Do I need a city inspection to sell a house in St. Clair County?

Rules are set town by town. Call the building department of the town the house is in before you list; each town's page has its city hall's number.

Where in St. Clair County do houses sell for the least and the most?

By the Census median, Yale is lowest at $127,100 and Riley Township highest at $348,500. Each town's page has its own buyers, sales and rules.

What if I am behind on property taxes in St. Clair County?

Unpaid taxes go to the St. Clair County Treasurer ((810) 989-6915) on March 1. If they stay unpaid, the house forfeits a year later and the foreclosure takes title on March 31 of the year after that. Selling before then pays the taxes at closing, and the rest is yours.

Can I sell my St. Clair County house as is?

Yes. Rebuild Detroit and the cash buyers in our network buy as is, with no repairs or cleanout. You still fill out the Michigan seller disclosure with what you know about the house, and a title company checks for liens and pays you at closing.
