Buy, rehab, rent, refinance, repeat

Keep the house, rent it, and pull your cash back out

A flip pays you once. A BRRRR can pay you every month and hand most of your cash back to do it again. We run every letter of it with you.

A 3 bed brick bungalow on Detroit's east side, rent estimated at $1,815 a month. Every deal is different. These are estimates, not a promise of profit. Real estate investing carries risk, including the loss of the money you put in.

Every letter of BRRRR, with our team

  1. 1

    Buy

Our AI picks and our acquisitions team find a house where the rent and the after-repair value both work.

  2. 2

    Rehab

Our licensed, insured crews do the work to a rental standard: durable floors, sound mechanicals, a kitchen that lasts.

  3. 3

    Rent

Our property management finds and screens the tenant and collects the rent, for 8% of the rent collected.

  4. 4

    Refinance

Our lending team runs a cash-out refinance at up to about 75% of the new value, subject to lender approval, which pays off the rehab loan.

  5. 5

    Repeat

The cash that comes back out becomes the down payment on the next one.

The sample deal, kept as a BRRRR

A 3 bed brick bungalow on Detroit's east side. On this sample, the rent covers every cost with $39 a month to spare, and the refinance hands back $30,250, about 80% of the $38,030 you put in. The cash flow is thin, as it often is at this price; the real gain is how much of your cash comes back out.

The month

The month, from the rent to the cash flow
Rent a month About 1.1% of the value a month, the Metro Detroit single family norm $1,815
Vacancy, repairs and big items 21% of the rent set aside −$381
Rebuild Detroit property management 8% of the rent collected −$145
Taxes and insurance −$363
New mortgage payment A $123,750 cash-out refinance at 7.8% over 30 years −$887
Cash flow a month $39

The refinance

Your cash in, the cash back and what stays in the house
Your cash in, buy to rent Down payment, costs and fees until it is rented $38,030
Cash back at the refinance 75% of the value, less the rehab loan it pays off −$30,250
Cash left in the house $7,780

The refinance is subject to lender approval and depends on the appraisal.

Every deal is different. These are estimates, not a promise of profit. Real estate investing carries risk, including the loss of the money you put in.

Sell it or keep it

You choose when the rehab is done. Here is the sample both ways.

  • What you get Sell it: $17,875 estimated profit, once Keep it: $39 a month and $30,250 back at the refinance
  • Your cash after Sell it: Back with the profit at the sale Keep it: $7,780 stays in the house
  • How long Sell it: About 5 months Keep it: Years, as long as you keep it
  • Ongoing work Sell it: None after the sale Keep it: Tenants and repairs, run by our property management
  • The main risk Sell it: The sale price comes in low Keep it: Vacancy, repairs or a refinance that appraises low

Questions about BRRRR

What does BRRRR stand for?

Buy, rehab, rent, refinance, repeat. You buy a house that needs work, fix it up, rent it, refinance it at the new value to pull your cash back out, and use that cash on the next one.

Is the refinance certain?

No. The refinance is subject to lender approval and depends on the appraisal. We plan with 75% of the value; a lower appraisal leaves more of your cash in the house.

Who manages the tenants?

Our property management: the listing, the screening, the lease, the rent and the repairs, for 8% of the rent collected.

Can I decide between a flip and a BRRRR later?

Yes. You choose your exit when the rehab is done, and the analyzer shows both the whole way.

How is the rent estimated?

From the rent on record when there is one, or about 1.1% of the value a month, the Metro Detroit single family norm we plan with. Our property management confirms it before you choose.
