Our contractors
Licensed, insured crews who have flipped Metro Detroit
The rehab is where first flips usually fall apart: a budget that runs over, a crew that disappears, work that fails inspection. Ours is run by a team with over 10,000 flips combined. Licensed, insured, and every one has flipped houses in Metro Detroit.
On every house we rehab
- Draws after inspection
- The rehab is paid in draws, each released only after our inspection of the work, with photos.
- A contingency
- 10% on top of the rehab budget, for what the walls hide, planned in every pro forma.
- Project management
- 10% of the rehab on Done For You (8% on Portfolio), billed with each draw.
- Weekly updates
- Photos and the budget against the plan, every week, in your account.

What every crew on your house has in common
-
Licensed
Licensed for the work they do, with the trade licenses Michigan requires for electrical, plumbing and mechanical work.
-
Insured
Liability and workers' insurance on every job, so an accident on your house is not your bill.
-
Flipped Metro Detroit
Every one has flipped houses here: they know the plaster, the drain stacks and the city inspectors.
-
Managed
A project manager on every house, so you are never chasing a crew yourself.

How we price a rehab before the walk
- A dated house
- About $28 a square foot for the base scope
- Built before 1950
- About $8 more a square foot for plaster, wiring and plumbing
- Vacant or on a blight list
- About $10 more a square foot
- Any house
- Never under $18,000
The walk then prices your house line by line, and you approve the scope before any work starts.
What Metro Detroit houses usually need, by age
-
Before 1940
Plaster walls, knob and tube wiring in places, a cast iron drain stack and often a clay sewer line to the street.
-
1940 to 1959
The brick bungalows and Cape Cods: second or third furnaces and roofs, glass block basements, original sewer lines.
-
1960 to 1979
Ranches and colonials due for a roof, windows, an electrical panel and a kitchen.
-
1980 and later
Usually sound bones; the work is finishes, mechanicals at the end of their life and curb appeal.
Questions about the rehab
Can I use my own contractor?
On Done For You, our crews do the work so the schedule, the draws and the inspections run as one. If you run a project on your own as an Explorer or Flip Member, you choose your own.
What happens if the rehab runs over?
The 10% contingency is there first. Anything beyond it is shown to you with the reason before it is spent.
Who pulls the permits?
Our team does, before work starts, and the city inspections are part of the schedule.
How do I see the work?
Photos and the budget every week in your account, and a photo set with every draw.
